Let’s get straight to the facts. Our June 2026 market report just landed, and the numbers tell a story of growth and transition. For the first time in five years, active listings in Lancaster County hit a high of 587 properties.

This is a significant milestone. For years, we’ve struggled with a “inventory drought” that left many buyers feeling exhausted. Seeing nearly 600 homes on the market is like seeing a cool rain after a long dry spell. But does more inventory mean people have stopped buying?

Not at all. In fact, closed sales were actually up 17% compared to last year, reaching a total of 570 homes sold in June. People aren’t just looking; they are signing on the dotted line. Furthermore, the median sold price climbed to $385,000, which is a healthy 7% increase year-over-year.

When people see inventory rise, they often panic. They assume that if there are more homes for sale, it must mean demand has vanished. In Lancaster, that simply isn’t the case. We aren’t seeing a crash; we are seeing a shift toward a more functional market.

Homes are still selling incredibly fast, averaging just 20 days on the market. For context, a “balanced” market usually sees homes sitting for months, not weeks. Many properties are still receiving multiple offers and selling for well over the asking price.
