If you’ve been following Lancaster County’s real estate scene this year, you’ve witnessed something pretty remarkable. As someone who’s been helping families buy and sell homes here for years, I can honestly say 2025 has been one of the most dynamic markets I’ve ever experienced.

Let me walk you through what we learned, what surprised us, and what I’m seeing ahead for 2026.

The Numbers Tell an Amazing Story

This year has been nothing short of impressive for our local market. We saw over 3,300 homes sell in just the first eight months alone, that’s a solid 10% jump from 2024! But what really caught my attention wasn’t just the volume of sales, it was how quickly everything moved.

The average home price hit $386,000 this year, marking a healthy 7% increase from last year. By November, we were seeing homes sell for an average of $392,377. What’s even more telling? Homes were flying off the market in 10 days or less for much of the year. In July, the median time on market was just 6 days!

I’ve been in this business long enough to know that when homes move that fast, it means one thing: more people want to live here than we have homes available.

Lancaster Made National Headlines

Here’s something that made me proud to call Lancaster County home, we ranked #25 nationally for hottest ZIP codes in 2025! Our properties were getting 3.1 times more online views than the typical U.S. market. That’s not just luck; that’s people recognizing what we locals have known all along.

Lancaster County offers that perfect sweet spot: you get suburban charm, easy access to major employment centers, and home prices that still make sense compared to bigger metropolitan areas. When I show out-of-state clients around, they’re consistently amazed at what their money can buy here.

What 2025 Taught Us About Our Market

This year reinforced some important lessons. First, inventory remained our biggest challenge. We started the year with limited options for buyers, and while we saw a slight uptick in available homes by November (581 active listings), we’re still running about 59% below pre-2019 inventory levels in our hottest neighborhoods.

Second, sellers held real pricing power. By November, homes were selling for 103.5% of their original list price, the highest level I’ve tracked in recent memory. Multiple offer situations became the norm rather than the exception.

But perhaps most importantly, I learned that quality and pricing strategy matter more than ever. The homes that sold quickly were the ones priced right from day one and presented beautifully. Buyers might have been eager, but they weren’t willing to overpay for homes that needed significant work.

Looking Ahead to 2026

So what’s coming next year? Based on what I’m seeing now and conversations with other local professionals, here’s what I predict:

The Market Will Find Better Balance
We’re already seeing signs of this shift. November’s inventory increase suggests more homeowners are feeling comfortable listing their properties. This doesn’t mean prices will drop dramatically, but buyers should have more options and slightly less pressure to make instant decisions.

Spring Will Still Be Competitive
Don’t expect the traditional “spring buying season” to disappear. April through June will likely remain our busiest months, but the intensity might dial back from 2025’s breakneck pace.

Smart Pricing Becomes Even More Critical
With more inventory comes more choice for buyers. Sellers who overprice or skip proper home preparation will sit longer on the market. The days of selling anything at any price are shifting toward rewarding homes that show well and price realistically.

My Advice for 2026

For Buyers: Start getting pre-approved now if you’re thinking about purchasing in the spring. Interest rates and lending requirements can change, and having your financing lined up gives you a real advantage. Also, consider expanding your search area, some of our surrounding communities offer incredible value.

For Sellers: If you’re thinking about listing, have a conversation with a local agent (like me!) about timing and pricing strategy. The market is still strong, but the “throw it on the market and see what happens” approach won’t work as well in 2026.

For Everyone: Keep an eye on new construction developments. Several projects breaking ground in 2026 should help with our inventory challenges, though they won’t solve everything overnight.

What Makes This Market Special

You know what I love most about our Lancaster County market? It’s not just about the numbers, though they’re certainly impressive. It’s about the community we’re building here. When I see young people moving in next door to retirees who’ve lived here for decades, when I watch new businesses opening on our main streets, when I hear about neighbors helping neighbors during challenging times, that’s when I know we’re doing something right.

This market strength reflects something deeper: Lancaster County is a place people genuinely want to call home. Yes, we have great schools, reasonable commutes, and beautiful countryside. But we also have something harder to quantify: a sense of community that’s becoming increasingly rare.

As we wrap up 2025 and look toward 2026, I’m optimistic about what lies ahead. The market may moderate slightly, but the fundamental appeal of Lancaster County living isn’t going anywhere.

Lancaster City’s Mayor’s Tree Lighting

An annual tradition Thanksgiving Friday night, Lancaster, PA’s annual Mayor’s Christmas Tree Lighting at Penn Square.  Friends and Families gather as the Mayor  leeds the official Christmas Tree Lighting countdown alongside Santa, with live music, and local vendors. This festive event draws big crowds, filling downtown with holiday spirit and kicking off a favorite Lancaster tradition. A few vendors are open at Central Market across the steet.

Christkindlmarkt at Lancaster Liederkranz: Old-World Charm

If you want to experience authentic German Christmas tradition right here in Lancaster, the Christkindlmarkt at Lancaster Liederkranz is absolutely magical. This isn’t some commercialized holiday market: it’s the real deal, complete with handcrafted ornaments, traditional German food, and that warm, festive atmosphere that makes you feel like you’ve stepped into a Christmas fairy tale.

The German-American club puts so much heart into this event. You’ll find unique gifts you won’t see anywhere else, taste authentic German treats, and maybe even pick up a few German phrases from the friendly vendors. It’s the kind of event that makes you appreciate living somewhere that celebrates its rich cultural heritage.

What makes this event even more special is how it brings together longtime residents and newcomers alike. I’ve watched families start new traditions here, and seen neighbors become friends over shared pretzels and warm Glühwein. Usually held the 2nd Sunday in December – next year it is scheduled for December 13, 2026.

Christmas Light Experiences That’ll Amaze You

Lancaster County doesn’t do anything halfway, and our holiday light displays prove it. The Christmas Spirit Light Show at Penn Medicine Park is a local favorite that transforms the entire area into a winter wonderland. You can drive through the illuminated course, but I recommend taking the walk through Christmas Tree Lane: over 100 decorated trees, each one unique and beautiful.

The best part? You can vote for your favorite tree, meet Santa, and even see live reindeer on select nights. And here’s something I love about our community: the walking portion is completely free. That’s Lancaster County for you, always making sure everyone can enjoy the magic.

If you’re looking for something even more spectacular, the Christmas Light Experience at Refreshing Mountain in Stevens covers eight miles of displays with millions of twinkling lights. You can walk through the glowing forest, or if you’re feeling adventurous, zipline through the lights for an experience you’ll never forget. They even have festive cabin suites if you want to make it a whole weekend getaway.

The Strasburg Rail Road Christmas trains are a Lancaster tradition that families pass down through generations. There’s something about riding through the winter countryside while Christmas carols play and hot cocoa warms your hands that just captures the spirit of the season perfectly.

They offer several different themed rides: from Santa’s Paradise Express to the Night Before Christmas Train that brings the classic story to life. My personal favorite is the Christmas Tree Train, where you can actually select and cut your own tree during the ride. It’s practical and magical all at once, which feels very Lancaster County to me.

These train rides sell out fast because locals know what a special experience they are. It’s one of those traditions that makes living here feel extra special during the holidays.

The American Music Theatre’s “Deck the Halls” show is another reason why living in Lancaster means you don’t have to travel far for world-class entertainment. This isn’t just a holiday concert: it’s a celebration that showcases the incredible talent we have right here in our community.

Shopping and Markets That Support Local

During the holidays, our local businesses really shine. Lancaster Shops Late extends shopping hours so you can discover unique treasures from local artisans and business owners. The Ewell Plaza Winter Market features local crafters selling handmade goods with live music and twinkling lights creating the perfect atmosphere.

When you shop local during the holidays in Lancaster County, you’re not just buying gifts: you’re supporting your neighbors and strengthening the community that makes this such a wonderful place to live.

Hidden Gem: Hallelujah Chorus Flash Mob

Lancaster’s Central Market is the oldest continuously operating farmers market in the US. You’ll want to be there the Saturday before Christmas for the Flash Mob of Handel’s Hallelujah Chorus.  Volunteers from all over appear throughout the market to sing the chorus. Whle you are there, shop for produce, cheeses, meats, salads, seafood, chocalates, and crafts. It’s truly magical and heralds the start of Christmas week

Christmas Markets In Germany

If you’ve ever been to Germany this time of year, no matter what town, you’ve probably experienced the joy and excitement of Christkindlmarkt – or Christmas Market.  These outdoor markets offer crafts, gifts, food and beverages including bier and Glühwein or warm mulled wine.  Youtube offers walking tours of Christmas Markets in Germany in towns like Nuremberg, Cologne, Dresden, Kassel, Berlin and many more.  Check this one in Marburg, – a university town just north of Frankfurt. Outdoor Christmas markets have spread worldwide including many cities in the U.S.

The Lancaster Liederkranz just held their annual Christkindlmarkt on Sunday December 10th at the club in Salunga with vendor stands, children’s craft and Children’s shopping room, German Choir and Dance performances. The best of course is the food offerings of home made strudel, pierogies, wurst and a sit-down meal of Rouladen, Schnitzel, Schweinhaxe, Chicken and Kassler Rippchen.

Maybe a town near you has a German style Christmas Market too. Frohe Weihnachten!
